    Responsibilities

    General Description:

    Maintenance Supervisor oversees a staff of skilled as well as semi-skilled workers in maintenance duties and tasks, and may likewise supervise contract workers in the performance of janitorial and custodial tasks; performs various maintenance tasks and other related duties as required. The Maintenance Supervisor will also perform repairs, installation and overall maintenance of projects on an assigned set of buildings, related facilities, furnishings and shops.

     

    Essential Functions:

    General:

    • Makes regular inspections of assigned buildings and facilities to determine current condition.
    • Diagnoses existing problems and initiates needed action
    • Plans and schedules necessary maintenance
    • Establishes work and activity priorities
    • Issues necessary work orders
    • Prepares plans and sketches and carries out and performs remodeling projects
    • Estimates necessary costs of materials and labor for alterations, remodeling and installation projects

    • Maintains inventory of equipment and related materials
    • Performs various maintenance and repair tasks
    • Supervises a skilled and semi-skilled employees in maintenance tasks such as carpentry, painting, cement work, masonry and other general upkeep which involves furnishing, structures, floor coverings, equipment, acoustical ceiling, heating, plumbing, electrical, air conditioning and related systems.
    • Instructs, trains and assigns support staff and inspects work completed
    • Trains and evaluates subordinates
    • Schedules, relief, on-call, emergency and vacation coverage
    • Ensures observance of safety regulations and standards
    • Keep the fire alarms and emergency generator system in good working order.
    • Perform tests on fire alarms and emergency generator system as required by safety code, keeping required records of test results.

    Additional Functions:

    • Perform other duties as directed.

     

    Qualifications

    • High School Diploma from an accredited high school or GED is required
    • Minimum of three (3) years journey level in construction and/or maintenance work, including one year of experience in a specialty building trade and as a lead worker or supervisor; or, Maintenance/Environmental service experience, i.e. maintenance, housekeeping, etc.
    • Formal training in related areas such as carpentry, plumbing, heating and air conditioning is highly preferred
    • Able to schedule, plan, train and supervise work staff
    • Can competently perform repair and maintenance work
    • Maintain important daily records and prepare simple yet comprehensive reports
    • Experience in implementing supervisory principles and practices
    • General knowledge or experience in contract administration.
    • Ability to accomplish multiple tasks during shift of duty requiring stooping, bending and lifting.
    • Ability to lift 100 pounds safely with assistance.
    • Possess a valid driver's license and have an excellent driving record.
    • The ability to work effectively within a Church related agency and specifically the Lutheran Church constituency.
